Non-residential property transactions are generally referred to as ‘Commercial’.
This could be a retail or trading property such as a shop or office or a factory unit on an industrial estate. It is common for commercial properties to be leased and the law on commercial leases can be complex and quite distinct from the legislation and practice that applies to residential leases.
Most towns will have a mix of commercial properties and as solicitors with clients operating businesses and letting out premises we are used to acting for clients in both letting and commercial sales. As a high street business ourselves we are in touch with clients and the market conditions locally where a quite different set of circumstances applies compared to the cities.
Using a local solicitor who can handle the marketing as well as the important legal side of the transfer or lease is a distinct advantage in commercial transactions where local knowledge is essential.
