During the pandemic virtual viewing technology really stepped up to the mark
It was a major factor that enabled the property market to continue to operate safely and its success has earned it a permanent place in every estate agent’s marketing toolkit.
However, despite virtual viewing’s ongoing popularity with house buyers, new research by a UK-wide estate agent media provider reveals adoption by the property sector remains low, with virtual tours accounting for just 15 per cent of all properties in Glasgow, and 14 per cent in Edinburgh. However, with soaring fuel costs restricting non-essential travel, virtual tours could be back in the spotlight. “Technology has advanced, the quality, ease and affordability of implementing virtual viewings has also improved,” according to Mike Opelts, boss of media provider Giraffe360, “and with home sellers now expectant on the very best exposure for their property, there’s no excuse for agents not to offer these additional services as part and parcel of their proposition.”
A virtual tour can bridge the gap between the limited insight available on a property portal listing and a physical viewing, which makes it particularly invaluable for estate agents operating in rural areas. In the Scottish Borders, Hastings Legal has been including virtual tours on all its properties for the past two years – and is continuing to make videos available on a dedicated You Tube channel in addition to portals and websites, including the ESPC website. “Now all Covid restrictions have been lifted, we see an ongoing benefit as quality videos help buyers and relocators from a distance check out a property as soon as it comes on-stream, which is particularly useful in a fast-moving market,” says Ron Hastings. “Combining this with location – and where possible, drone footage – is now almost as good as a physical viewing. It provides an enhanced viewing experience, saves time and money – and are a huge hit with both sellers and buyers.”
