Scottish Borders house selling prices performing better than national average
We’ve looked at some of the latest property statistics across Scotland to help you understand the Scottish Borders market.
Average house selling prices in Borders
According to data from ROS (Registers of Scotland) the average selling price of a home in Scotland in 2022 was £220,220 in comparison in January – August 2023 the average selling price was £214,519, a 2.6% decrease.
When looking specifically looking at the Scottish Borders ROS data shows that the average selling price of a home in 2022 was £221,239 (slightly above the Scotland average). In comparison in January – August 2023 the average selling price was £219,118, a 1% decrease.
Year to date in 2023 Hastings Legal average selling price has been £239,479.
What do house selling prices actually mean?
The property market across Scotland is slowing. Things are taking longer to sell and not selling for as high a price. However, as the ROS data shows, this trend isn’t as punctuated in the Scottish Borders.
When things are cooling slightly in the property market, there a couple of key things to consider if you are looking to buy or sell a property.
Things to consider when selling your home in the current market
Even though properties are selling at a slightly lower average selling price compared to 2022, the property market still has plenty of interest and many buyers are interested in living in the Borders.
The cooler market does however mean that it’s important to ensure your property is presented in the best possible way when selling. This can firstly mean making sure any maintenance and décor issues are addressed before advertising your property, but also making sure you work with the best possible agent when selling.
