GENERAL MAINTENANCE AND REPAIRS

When calling the office to report the issue please ensure that you have carried out some checks: Is the power on? Check the fuse box to see if anything has tripped.  Have the full details of the fault, including the make and model of the appliance and any error codes that are showing to hand.

If you have a water leak at the property please immediatly turn the water off at the stopcock and open the taps to allow the water system to drain.

EMERGENCY REPAIRS

An emergency is something that could not have been foreseen, and which could cause serious damage to the property such as:

  • A severe water leak
  • Loss of electricity
  • Loss of gas
  • Blockage of your ONLY toilet (please note that if you have caused the blockage you will be liable for the bill).
  • Loss of heating or hot water, where there is no other form available.
  • Broken windows or doors following a break-in.  You must also report any damage to the police and obtain a crime reference number as this will likely be required for any insurance claim

**Please remember that if a contractor is called out as an emergency when a repair is not justified, you will be liable for all costs incurred in the call out.

What should I do in case of emergency?

Gas

The National Gas Service Emergency Line is 0800 111 999.

If you think you can smell gas the first thing to do is to make sure that you and your  family stay safe, so please:

  • Don’t smoke
  • Don’t light matches or cigarette lighters
  • Don’t turn light switches or anything electrical on or off, including using mobile phones
  • Put out any naked flames such as candles
  • Open all the doors and windows
  • Turn off your gas supply at the meter (and leave it switched off until you’re sure it’s safe to turn it back on again)

Call the Gas Emergency Line on 0800 111 999 to report a suspected gas leak. They will give you further advice on how to stay safe and will sort out the problem.

Electricity

If you have a power cut or can see damaged power lines:

Contact your local power distributor. You can get through to them by calling 105 from anywhere in the country.

If your electricity isn’t working

If your electricity goes off there are a few simple steps you can take to check if there is a power cut or if the fault is in the property.  The easiest way to do this is to see if your neighbours still have electricity and to check your fuse box/trip switch to make sure the master switch is on.

If your neighbours still have power then there could be a fault in your home.  The trip switch may have turned itself off.  If it has, try turning it back on. If it switches off again then one of your electrical appliances may be faulty. Your trip switch turns itself off to make sure you don’t get injured by a faulty appliance.

Water

Always check with Scottish Water first to see if there is a problem in the area before contacting us.
Water leaks

If you have water coming into the property through the roof/ceiling, or water leaking from a bath/shower through a ceiling or light fitting, then please report this immediately. You should ensure that you turn the water off at the stopcock and open all taps to drain the water from the system.    **This does not include a slow drip of any sort which should be caught and reported the on next business day.

No Heating

Check the boiler and the timer settings. If you have a separate thermostat make sure that this is sufficiently turned up.

Out of Hours Emergency

In the case of an emergency that occurs outside of our normal office hours please call our normal office number – 01573 229887 – and you will be put through to our out of office team who will be able to assist you. (Until 10pm, weekends and weekdays)

Saturday: 9:00am – 12 noon   – Telephone lines open until 10pm

Sunday: Closed – Telephone lines open until 10pm
