About the property

This charming character cottage has been thoughtfully upgraded and extended to provide flexible accommodation with idyllic outlooks in a peaceful location. Formerly two cottages, the enviable space and layout works extremely well, complemented by a country décor and lovely traditional touches. The property is positioned just outside the popular hamlet of Nisbet - this picturesque spot allows an excellent blend of country living, while still catering for modern life with swift connections to further towns and amenities.

14 Upper Nisbet is a most welcoming and comfortable home; with four public rooms on the ground floor centring around the stylish country kitchen, it’s an enviable space with a family feel at its heart, allowing ample scope and a flexible layout. The upper level is divided into two wings; the first stair extends to the master bedroom and bathroom, leading from the entrance hall, with the second stair opening to the further two bedrooms and sitting in the former middle cottage – ideal for guest accommodation. Traditional touches and features have been retained and blend well with modern fittings and the outdoor space provides excellent storage:- with a detached three bay garage, further two bay garage suitable for equestrian use, several outhouses, as well as a pleasant cottage garden providing a colourful frontage, and a sheltered lawn – one not to be missed!

Location

Upper Nisbet is a charming hamlet of properties just outside the village of Nisbet; an increasingly popular area, renowned for its stunning countryside outlooks and conveniently positioned just three miles from the A68. This is an ideal location for those interested in golf, with championship golf available at the Roxburghe and further eighteen hole courses at Jedburgh, Kelso and Minto. Horse and racing enthusiasts are also well catered for by the Kelso National Hunt Race Course. There are excellent road connections with both Edinburgh, Newcastle and Berwick-Upon-Tweed railway station approximately an hour by car, and local connection to Edinburgh via the Borders Railway at Tweedbank.
